Home Inspection (Whole Home, Pre-Listing, or Warranty)

Our goal is to provide an objective, unbiased assessment of the home's current condition, moving past the staging and fresh paint to reveal the true state of the structural and mechanical systems underneath. It isn't about "passing" or "failing" a house; it’s about giving you the clarity and leverage needed to make an informed financial decision.
During the inspection process, our certified inspectors conduct a rigorous, non-invasive examination
of hundreds of components throughout the home. We start from the exterior, evaluating the roof, siding, and drainage, before moving inside to examine the foundation and structural integrity. We methodically test major systems, including the heating and cooling (HVAC), electrical panels, outlets, and all visible plumbing. We are looking for significant defects, safety hazards, and expensive systems that may be nearing the end of their service life, ensuring you know exactly what you are buying.
Once the physical evaluation is complete, our job isn't finished. You will receive a detailed, easy-to-navigate digital report complete with high-resolution photos illustrating our findings. We clearly categorize issues to help you distinguish between minor maintenance items and major red flags that require immediate attention. We encourage clients to join us at the end of the inspection for a walkthrough summary, and we remain available long after you receive the report to answer any questions you might have.

4-Point Inspection
A 4-point inspection in Florida is a focused check of a home's Roof, Electrical, Plumbing, and HVAC (Heating/Cooling) systems, typically required by insurers for older homes (often >20 years old) to assess insurability and risk, checking for safety, function, and age, and determining if updates are needed for coverage. It's crucial for new policies or renewals, especially with intense weather, and identifies hazards like outdated wiring or failing systems that could lead to policy denial.
What it Covers:
Roof: Age, material, condition, and missing shingles.
Electrical: Wiring type (copper preferred over aluminum), panel condition, and hazards like knob-and-tube.
Plumbing: Pipe material (e.g., PEX/copper vs. polybutylene), water heater age, and signs of leaks.
HVAC: Age, type, operation, and condition of heating and cooling systems.

Wind Mitigation Inspection
During this non-invasive inspection, our certified inspectors will examine key areas of your home's exterior and attic to document its wind-resistant features on a standardized state form (OIR-B1-1802). Here is what we evaluate:
Roof Geometry: We determine the shape of your roof. Hip roofs (which slope down on all sides like a pyramid) are more aerodynamic and generally receive higher insurance credits than gable or other roof styles.
Roof Covering: We check the type and age of your roofing materials (shingles, tile, metal) to ensure they meet current Florida Building Code standards for wind resistance.
Roof Deck Attachment: From inside your attic, we verify the type and length of nails used to attach the plywood roof deck to your roof trusses, as well as the nail spacing. Closer nail patterns provide stronger uplift resistance.
Roof-to-Wall Connection: This is critical. We inspect how your roof trusses are attached to the main walls of your house. We look for features like hurricane straps, clips, or double wraps, which are far stronger than simple toe-nails.
Secondary Water Resistance (SWR): We check for the presence of a self-adhering polymer underlayment applied directly to the roof deck. This layer provides a crucial backup seal against water intrusion if the main roof covering is blown off.
Opening Protection: We inventory all exterior openings—windows, doors, skylights, and garage doors—to see if they are protected by impact-resistant glass or approved shutter systems.
Once complete, we provide you with the official report and photos to submit to your insurance agent to potentially lower your premiums.
